How to get the highest value with the least amount of problems and effort.
1) Talk to a Real Estate Professional before you do anything. Use an agent that understands the market around your home and can provide a Comparable Market Analysis of your home’s value and a realistic listing and selling price.
2) List your home in accordance with the condition and modernization of your home and how it compares to sales in the past 6-18 months that are comparable to your home; style square feet, number of bedrooms and baths, etc.
3) In some cases you should consider selling the property via a Real Estate Auction with a Licensed Auctioneer. Personally, I have used an Auctioneer to sell a home that was in need of major renovations and filled with personal property that had minimal to no value. We cut the grass, waited for 2 months to get out the marketing and sold all the contents and home in As-Is condition
in 1 day and closing was held within 7 days after the auction date. Make sure your Auctioneer has the ability to sell the personal property also.
TO STAGE OR NOT TO STAGE
less is better if your home has older furniture, area rugs covering existing carpets, large amounts of clutter. You should discuss with your Realtor what should stay and what needs to be removed. My experience is that most real estate purchasers have very little vision on how to look at homes that are full of clutter.
PICTURES
One of my favorite pictures in Real Estate are homes with snow in the exterior photos of the property and it’s May or even June. Pictures need to reflect the season and be changed. If your home is on the riverfront you should have more than 1 photo of the riverfront for the potential buyers to view.
SIGNS AND WEBSITES
Signs on every corner and multiple signs in the yard of the property do not sell your home. Good marketing, pricing and web presence by an experienced Real Estate Professional will sell your home. Websites feeds to National Real Estate websites like Zillow, Realtor.com and Home Snap, to mention a few, are a must. Your local Real Estate Company’s website is very small compared to National websites.
